Description
It was already built in 1948 by the entrepreneur Schoch-Frey, an Arosa guest and patron. With lots of wood and stone it has the typical mountain character. The large terrace as well as the unique view and location make the' Sans Souci' a jewel. The chalet has two apartments which can be rented separately or together. There is no direct parking at the chalet, but there are some parking spaces nearby or a garage (fee).
1. Contract
This contract shall come into effect once the landlord has signed on both pages, and has received the required advanced payment of the rent. On signing the contract, the tenant agrees to the terms and conditions contained within.
2. Payment
When the contract is finalised, short term bookings can be made when a deposit of 30%, or the full amount of the rental price has been received (see lease agreement). The remaining 70% must be paid 6 weeks before arrival. In the event that the remaining amount is not be received, the landlord is obliged to withdraw from the contract. There will be no refund of the 30% deposit to the tenant.
3. Early withdrawal from the rental agreement
In case of early withdrawal from the rental agreement, the following costs will be charged to the tenant:
8 or more weeks before rental: 30% of rental price
8-6 weeks before arrival: 50% of the rental price
6 or less weeks before rental: 100% of the rental price
4. Cleaning and responsibility
The tenant is contractually obliged to keep the rented property clean during the rental period. The tenant is liable for any damage to the rented property or inventory. Damages occuring during the rental period must be reported to the landlord immediately. In the event of any damage all costs shall be borne by the lessee.
5. Takeover
Complaints relating to the rented property, must be made by the tenant on the initial handover of the keys, otherwise it is assumed that the rented property, together with the inventory, has been agreed to be in satisfactory condition.
6. Number of persons The number of persons indicated on the rental agreement is binding. The tenant is forbidden to sublet the whole, or part of the rented accommodation.
7. Additional costs
The following additional costs are included in the final price (total rent): tourist tax, laundry, final cleaning, electricity and water costs, use of the internet. In the case of a week long stay, a cleaning at the end of the week (alternatively Friday or Sunday) is included in the rent. Additional services as described on information sheet B are included in the rental price on request. Additional services such as extra cleaning or home cooking are charged separately.
8. Companion Animals
Pets are allowed on request. A one-time fee of CHF 150.00 per animal will be invoiced separately.
9. Smoking
Smoking is not permitted in the property.
10. Internet connection
The use of the Internet under false identity, the visit of illegal pages or the downloading of illegal contents are prohibited under Swiss law.
11. Items of value
Please ensure that your valuables are insured. The landlord assumes no liability for loss or damage to the personal property of the tenant. The tenant is obliged to lock the house upon leaving.
Where this contract does not contain special provisions, Articles 253 to 274 of the Swiss Code of Obligations apply. Any disputes arising from the breach of this contract will be submitted to the relevant jurisdiction.

Directions
Directions
By car:
Take the A3 from Zurich to Chur, use the exit “Chur Nord” and follow the “Arosa”sign. This will take you to the famous road through the 'Schanfigg', which leads directly into Arosa. The ride from Chur to Arosa takes about 45 minutes and you will pass 365 turns! Attention! In the winter you will need winter tires as well as snow chains.
In Arosa, at the entrance of the village, follow the Maranerstrasse uphill towards Prätschli. At the bus stop Seehalde turn left and then left again into Seehaldaweg.
By train:
Take the train from Zurich Mainstation to Chur. From Chur change on the romantic and beautiful little train to Arosa, which takes about an hour. You find the schedule for the trains online (www.sbb.ch). All trains depart once an hour. After you’ve arrived in Arosa you can take a taxi or even a 5 minute walk, to the Eden Mountain Resort: Walk to the big square and take the street to the left down the hill then first left again.
